Arrange and personally show prospective Tenants around the relevant property.
Carefully screen tenants to match Landlord requirements.
Credit / reference check prospective Tenants, covering ITC checks, current employment, confirm current salary, obtain copy ID book, contact previous Landlord(s), etc.
Ensure that all monies due to the Landlord on completion of the Lease Agreement are collected, cleared through the bank and paid out to the Landlord.
Collect all payments due, clear payments through the bank and then forward payments onto the Landlord.
Disburse payments on behalf of the Landlord, e.g.: levy, rates, bond etc., as required.
Issue invoices / statements on a monthly basis.
Monitor Municipal electricity and water accounts
Execute quarterly property inspections on behalf of the Landlord.
Act as first line of communication with the Tenant on problems / issues, e.g.: non-payment, plumbing, electrical. Obtain multiple quotes and seek the Landlord's approval for any repair costs incurred.
Conduct pre and post occupancy inspections of rented properties and arrange quotes for the restoration of property if necessary - these costs are offset against the deposit balance before being refunded if appropriate, again ensuring maximum protection for your investment
Ensure that all the correct legal processes are followed, including the latest amendments required from the recently adopted Consumer Protection Act.
